What is the Corales Collection?
The Corales Collection consists of four distinct projects in La Caleta, Tenerife, each with its own character, ownership structure and personal-use conditions.
Royal Hideaway Corales Beach is an adults-only beachfront hotel offering Junior Suites. Personal use is limited to 30 days per year, making it ideal for owners seeking a structured, hands-off investment with occasional personal stays.
Royal Hideaway Corales Suites is a family-friendly beachfront resort offering apartments, villa suites, duplex units and penthouses. Personal use is permitted for up to 90 days per year.
Hotel Royal Hideaway Corales Villas offers 2- and 3-bedroom villas and apartments with private pools, allowing up to 180 days of personal use annually while benefiting from full 5-star hotel services.
Corales Residences is the newest development within the Collection, expected to be completed at the end of 2028 or the beginning of 2029. It will feature luxury 3- and 4-bedroom residences, corner penthouses and Royal Villas, designed to combine spacious private living with the services of a premium hotel environment.
How does ownership at Corales work?
Ownership within the Corales Collection combines full private property ownership with professional hotel management.
All properties are integrated into a resort operation and managed exclusively by Barceló Hotel Group. This ensures consistent quality standards, maintenance, marketing, global distribution and operational management.
Each complex has a defined maximum personal-use period per year. When the property is not used personally, it is rented through the hotel structure. Owners do not rent the property independently and do not manage short-term rentals themselves. This creates a structured and regulated system designed for long-term stability and professional oversight.
This is not a timeshare model. Owners hold full title to their property within a professionally managed luxury resort environment.
Can owners use the facilities of Corales Villas and Corales Resort?
Yes. Owners of Corales Residences benefit from access to facilities within the Corales Collection.
This includes shared areas and selected services within Hotel Royal Hideaway Corales Villas as well as the broader Corales Resort complex, which comprises Royal Hideaway Corales Suites and Royal Hideaway Corales Beach.
Access is subject to hotel regulations and availability, ensuring a balance between residential privacy and hotel operations.
How does rental income work?
Rental income is linked to the actual performance of the hotel. Owners receive a reimbursement calculated as 21% of the gross room revenue, based solely on accommodation income and excluding food and beverage.
The system operates on a pooled basis, meaning that revenue generated by comparable units is grouped together and distributed proportionally, with owner usage days deducted accordingly.
From the owner’s reimbursement, fixed annual costs are covered. These include property tax (IBI), rubbish collection tax, insurance, reserve fund contribution and the management fee. Statutory taxes such as IGIC and standard reservation and distribution commissions are also deducted.
The remaining amount represents the net rental income paid to the owner. Rental income is settled and paid twice per year. Results may vary depending on occupancy levels, seasonality, personal usage and overall hotel performance.
What costs should I expect?
Fixed annual costs apply regardless of personal use and vary depending on the complex and unit type.
During personal stays, obligatory costs apply for utilities such as water and electricity, as well as mandatory end cleaning after each stay.
Owners benefit from complimentary access to selected hotel facilities, including the Kids & Teens Club, gym and wellness areas (excluding paid treatments such as massages and specialised therapies).
Optional hotel services, including housekeeping, breakfast service, room service, restaurant consumption and wellness treatments, are available at additional cost but are not mandatory.
What amenities will Corales Residences offer?
Corales Residences is designed to provide a premium residential experience within a 5-star environment. The development will include two swimming pools, one designated as adults-only and one for all residents and families.
Planned facilities include a sauna, wellness area, yoga and mindfulness space, outdoor cinema and landscaped communal areas. These amenities are designed to complement the existing services and lifestyle infrastructure of the Corales Collection.
When is the expected completion date?
The expected completion date for Corales Residences is projected for the end of 2028 or the beginning of 2029.
